How to Request Repairs

Some types of repairs are classed as an emergency. In these instances, you must inform your landlord as soon as possible. They will then have five days to make the repairs, or to arrange for the repairs to be made within 14 days.

Urgent or emergency repairs can include:

  • a gas leak
  • a potentially dangerous electrical issue
  • serious water damage
  • severe collision, fire, or storm damage
  • failure or malfunction of the building’s water, power, or gas systems
  • a serious fault in a staircase, lift, or other area that prevents you from entering or using the property
  • failure or breakdown of an essential service or appliance for water or cooking
  • fault or damage that renders the premises unsafe or insecure
  • fault or damage that can injure a person, damage property, or inconvenience you

If Your Landlord Fails to Make Repairs

If your landlord breaches your tenancy agreement by failing to perform repairs as required by the terms of your lease or by applicable legislation regulating emergency repairs, you have two options: serve them with a notice to rectify the breach or advise in writing you are ending your lease.
